Vrbo's 12% Commission (Oct 29, 2026): What It Means for San Diego Owners

Starting October 29, 2026, Vrbo charges hosts a single 12% commission on the rental amount plus host fees like cleaning and pet fees. For hosts paid through Vrbo, it includes payment processing. The rate follows the booking date, so reservations made before October 29 keep the old terms, whatever the stay dates.

What changed

Vrbo is retiring its annual subscription and moving every host to one pay-per-booking rate. Until now, hosts connected through property management software typically paid 5% in North America, and hosts without software paid a 5% commission plus a 3% processing fee. As of October 29, both pay 12%. Owners on a legacy annual subscription switch at the end of their current term.

What the 12% is charged on

Charged 12% Not charged the commission
Nightly rent Taxes
Cleaning, pet and other host fees Refundable damage deposits
Vrbo’s traveler service fee and insurance products

If you’re paid through Vrbo’s payment system, there’s no separate processing fee. Hosts on their own payment processor still pay that processor’s fees on top. In some regions outside the US, rates can run up to 15%. Your Vrbo dashboard shows the exact rate for each listing.

Which bookings pay the new rate

Vrbo sets commission by the date a booking was made. A reservation made October 28 for a summer stay keeps the previous rate. One made October 29 or later pays 12%, even for a stay next week.

Reserve Now, Pay Later: Vrbo’s second change

Vrbo launched Reserve Now, Pay Later on October 28, 2026. It’s live on the website now and reaches the app over the coming weeks (Skift). Eligible travelers can confirm a stay without paying at booking. Vrbo validates their payment method up front and charges the full booking amount automatically before your free-cancellation deadline (Vrbo Help). Skift reports the charge lands seven days before that window closes.

  • You can’t switch it off. The only way to keep new bookings ineligible is a No Refund cancellation policy, and that policy then covers every new booking on the listing.
  • Eligibility. It applies to cancellation policies offering a full refund 60 days or less before check-in (Day Before, Lenient, Relaxed, Moderate, Strict and Firm) and stays of 28 nights or fewer. Some listings and reservations won’t qualify.
  • If payment fails. Vrbo retries, gives the traveler a grace period, and if payment is still incomplete before the free-cancellation deadline, cancels the reservation and reopens your dates.
  • What stays the same. Payout timing (typically one business day after check-in), your calendar block, and your cancellation policy. A cancellation for non-payment doesn’t count against your performance metrics.

The takeaway: a confirmed Vrbo booking isn’t paid until shortly before your free-cancellation deadline, so dates can reopen late. Build that into pricing and calendar plans.

What it means for your net

The fee comes out of what the guest pays, so it trims your payout on every Vrbo booking made from October 29, cleaning fee included. To hold your payout steady, divide rather than add: your new price = your old payout ÷ 0.88. A simple 7% bump doesn’t fully cover a move from 5% to 12%. Vrbo has said it won’t automatically raise base rates to account for the change, so pricing needs a hands-on review.

How Allura handles it

  • Pricing reviewed per home. We weigh each home’s Vrbo pricing against its Airbnb and direct-booking rates instead of applying one blanket increase.
  • Clear statements. Owner statements typically arrive by the 10th. Vrbo’s commission is listed as a channel fee, just like Airbnb’s.
  • Rate adjustments. Channel fees come out of your payout. To help offset them, we mark up rates on each channel.
  • Proof over promises. Allura is a Vrbo Premier Host and Airbnb Superhost, rated 4.9 stars in 2025. Management fees are straightforward: 20% / from 15% / supplies at cost.

FAQ

How much is Vrbo’s host commission after October 29, 2026?

Vrbo charges a flat 12% commission on the rental amount and host fees such as cleaning and pet fees. For hosts paid through Vrbo, it includes payment processing. Some regions outside the US can run up to 15%.

Does the 12% apply to bookings made before October 29?

No. Vrbo sets the rate by the booking date, whatever the stay dates. Bookings made before October 29 keep their previous terms.

Is the 12% charged on taxes and security deposits?

No. Taxes, refundable damage deposits, Vrbo’s traveler service fee and insurance products are not charged the commission.

Who pays Vrbo’s fee if I have a property manager?

It depends on your contract. Ask your manager how rates are adjusted and how the fee appears on your statement. At Allura, the fee comes out of your payout and is listed as a channel fee on your statement. We mark up rates on each channel to help offset it.

Can I opt out of Vrbo’s Reserve Now, Pay Later?

No. Vrbo doesn’t offer an opt-out. Setting the listing’s cancellation policy to No Refund makes new bookings ineligible, but it applies to all new bookings on that listing.

What happens if a Reserve Now, Pay Later guest doesn’t pay?

Vrbo retries the payment and gives the traveler a grace period. If payment isn’t completed before the free-cancellation deadline, Vrbo cancels the reservation and reopens your calendar for those dates.
